Please Provide Further Information When Booking

When placing your booking, please provide further information about your group (for example, is this a family group, how many children are there and the rough ages of all guests). So we can best help during your stay, please also let us know if there are any significant events that you are celebrating (such as a birthday or anniversary). Also, please let us know where you are based.

For example:

We live in Essex and are planning to celebrate my husband's 50th birthday. Our group comprises my husband and I, our 3 children aged 12, 16 and 18, my sister and her husband plus their son aged 10, our friend and his partner, plus my husband's mother and father who are in their 70's.

Rental Rules:

  • The primary renter must be at least 25 years of age
  • No more than 12 people (plus 1 baby) ("Whole House"), or 6 people ("3-bedroom Portion") may be present in the house or grounds at any time
  • Our house is ideal for extended family groups of varied ages but is not suitable for large numbers of singles.
  • No stag or hen parties are allowed
  • We do not accept bookings to host parties
  • This is a non-smoking property
  • No pets

The house is in a peaceful residential area, so please be considerate to our neighbours and keep noise to a minimum. Our quiet hours are 10pm to 8am.

Check-in and Check-out

  • Check-in: 16:00
  • Check-out: 10:00

Our standard check-in and check-out days are Friday (for weekend [3 nights] or full-week bookings) and Monday (for mid-week [4-nights] or full-week bookings).

Payment Schedule

  • 25% is due at time of booking.
  • The remaining balance is due 45 days before arrival.

Cancellation Policy

All paid prepayments are non-refundable.

We strongly advise all guests to take out travel insurance prior to their holiday, ensuring that this includes cover that will protect if circumstances result in the need to cancel.

Damage Deposit

A £500 damage deposit (£300 if "3-bedroom portion") will be pre-authorised on your credit card on the day after check-in. The pre-authorisation will be renewed every 7 days if your stay is for a week or longer, and will be released 4 days after check-out if there is no damage to be claimed. In the event that there is damage to the property, you will be notified and the amount will be deducted.

Damage Policy

In the unfortunate event that something gets broken or damaged, our rules are as follows: if you break it, we will charge the full cost for replacement; if you stain the furniture, carpets, or rugs, we will charge for additional cleaning. Lost keys will require replacement of the high security lock and will be charged at £100.

We strongly advise all guests to take out travel insurance prior to their holiday, ensuring that this includes personal liability cover that will protect against accidental damage.

Not Suitable for Wheelchair Access

We are sorry, but the layout of the property means that it is not suitable for wheelchair access as there are many steps throughout the house, which is arranged over 3 floors
